1-Set up an account at Vista Print …   Here is the web address  http://www.vistaprint.com

2- Go to google and type in “Vista Print Promo Code” and find a website that gives promo codes for online orders. This will save you a ton of money on your purchases.  For example, I ordered three sets of business cards for a total of $119 plus shipping.  With the promotion code that I found on one of these websites, I ended up saving an additional $57 plus free 14 day shipping.  Pretty good deal for two minutes of extra research! 

3- Now, do this for all of your other online purchases!

Picking a domain name for your website

Step 1- When choosing a domain name ( a name for your website- ours is www.myatlantaleasepurchase.com) Try to choose a phrase or part of a phrase that people use when they search for what you are selling.  A good way to identify this is to search for key words using google keywords.  Here is the link.   https://adwords.google.com/select/KeywordToolExternal  

Step 3-There is a spot where you can enter an actual competitor link and hit search.  This will allow you to check the entire site for the most searched keywords. 

Step 4-Then pick the most common key word (the ones that have the highest search rate) and integrate it into you domain name.

Step 5- Finally, I recommend going to www.godaddy.com to purchase your domain.   I have had a great experience with them as their customer service department is AWESOME!  They have people answering the phones and can answer any question that you may have with setting up your site.  Remember, Buying your domain and hosting a website are two different items.

Step 1: Buy a Phone.  If you can buy a phone as a new customer of AT&T, Verizon etc.  Great!  If you choose to buy a phone from one of these providers without having the option to extend your contract, you will pay a ton!  My recommendation is to go to www.ebay.com and look for a refurbished phone from a cell phone distributer.  i just did this and bought a Blackberry pearl for $99.  It looks brand new and works great!

2009 Q4 priorities

It is extremely important to outline your objectives using the S.M.A.R.T technique.  This stands for Specific, Measurable, Acheivable, Relevant and Timely.  By outlining your goals and objectives you will always have something check in on the make sure that your everyday activities are moving toward the overall goal.  Here is a list of my 2009 Q4 S.M.A.R.T. objectives.

A) Search Engine Optimization (SEO) – I am currently in the process of building relationships with people who are familiar with SEO and who either do it full time or are using this in their Real estate business.  Specifically, I feel that we need to implement this program for the following reasons.  If we are intentional with our spending in the following areas we will be able to maximize our visibility and impact of advertising.

- Build comprehensive lease purchaser buyers list to maximize the bredth our lease purchase program

- Branding Alliance Property Investments LLC on the Buyers, Seller and private lending for future uses (ie. Wholesaling, investor education, etc.) 

B) Execute Decatur rental program- Our lending institution will partner with us to refinance our investment programs.  It is important that we utilize this funding while we are in an unstable market thus positioning us to have several low income/ high cash flow properties.  We need to establish the following teams to execute the plan.

      – Build another team of General contractors w/ subs

      – Expedite refinance program with lender

      – Property management/placement team 

C) Implement expense control/ tracking systems

      – CPA

      – QuickBooks

      – Expense statements

      – Personal bookkeeping/ Quicken

 

D) Identify and implement office systems

      – Cash out refinance program 

      – Offer to ARV/ refinance value protocol 

      – Materials list order form

      – Realeflow implementation

E) Private Lending

      – Set goals for private lending objectives
